Thanks to more programs covering DIY and flipping homes, more people are considering this as a viable option for their money. But, if you have no experience in DIY, or only limited resources, is it really a safe bet? Anyone can renovate, and as long as you know your limits in the whole DIY department you can turn something that was once an ugly building into something truly spectacular. Have plans in place for what you want to achieve
Often you can get completely sidetracked with your ideas, so it is important to sit down with a pen and paper and write a plan of what you want to achieve. It doesn’t need to be exact, or even specific, but if you have some form of plan in place it can help you to determine budgets, costings and also time frame. For example, you may want to replace the kitchen and bathroom, so make a note of them along with exactly what you want to change.
Don’t be afraid to get hands on
The truth is, contractors and builders cost money. A lot of it sometimes depending on the work that needs doing. So if you are conscious about money then why not get hands on yourself in some areas. Much of the cost can be labor, so try and do some of the easier things yourself. Use sealants and adhesives to fit flooring yourself, paint and decorate walls. Strip wall paper or demo out everything that is unwanted before builder arrives. Often these smaller jobs can be very cost effective when doing them yourself.
Keep a close eye on the budget
The budget can be a real sticking point when it comes to a renovation project, so make sure that you keep a close eye on those costs. Keep every receipt and quote, and look at all options to keep those costs down.
Think outside of the box with the final finish
Many renovators consider a standard finish, but I think this can be rather boring in today’s market. People are looking for quirky and different, and often, adding some different touches like a nicer finish, different wall colours or even luxurious light finishings could mean you can ask for top dollar when it comes to selling.
Shop around for the best deals
Finally, don’t be afraid to shop for deals online. Whether it is tiles you need, flooring, light fittings or a new bathroom, looking online and comparing prices can mean you make some substantial savings. Websites like eBay are great for these sorts of things and if you are prepared to do a little of the work yourself the saving can be astronomical.
